Project Manager
St Austell, Cornwall

January 2026

Are you an experienced Project Manager looking to take full ownership of a Commercial New Build Scheme? We’re recruiting for a confident, technically strong Project Manager to lead the delivery of a high-profile, design-led commercial scheme forming the next phase of a wider long-term masterplan.

About the Project
  • You’ll oversee the construction of two modern commercial new build structures, designed with sustainability, architectural quality and buildability at the forefront.
  • Using a versatile, environmentally conscious structural material, the scheme offers design flexibility, strong aesthetic appeal and a forward-thinking construction methodology.
  • With future phases already in the pipeline, this is an opportunity to establish yourself as a key Project Manager within an ongoing multi-stage development.
What We’re Looking For
  • We want a Project Manager with strong technical ability, leadership presence, and the confidence to independently drive site delivery.
  • This role is client-facing, programme-focused, and requires close coordination with the commercial/QS team and wider supply chain.
Key Responsibilities of the Project Manager
  • You will be site based to lead end-to-end delivery
  • Develop, manage and track the project programme
  • Coordinate trade packages and oversee subcontractor performance
  • Act as the primary interface for the client, design consultants and site teams
  • Provide buildability and value engineering input throughout the project
  • Maintain a safe, clean and high-quality site with a sustainability-led approach
  • Build strong, lasting relationships to secure future development phases
Ideal Background
  • Demonstrable experience as a Project Manager on commercial new build schemes
  • Strong programming, planning and trade coordination skills
  • Confident working autonomously and managing full project lifecycle
  • Experience with timber frame is beneficial but not essential
  • Excellent client-facing communication and leadership capability
  • Knowledge of Asta Powerproject programming software and Excel would be advantageous
  • SMSTS, First Aid at Work, CSCS
Why This Role?
  • This is a rare chance for a Project Manager to take full ownership of a design-focused, purpose-driven commercial scheme and play a key role in shaping future phases.
  • You’ll join a collaborative, values-led team committed to high-quality delivery and long-term development goals.
